Dear Prospective Tenant,

 

We are happy that you have chosen a Lighthouse Cove Property to apply and hopefully move in to!

We want your experience with us to be as seamless and easy as possible and as such, we want to be as transparent as we possibly can.

Now that you have chosen a property that you would like to move in to, here are the steps and processes moving forward.

  1. Placing a Hold – this will ensure that the property is removed from advertising, and not shown to anyone else while your applications are processing. If you are denied for any reason, your hold will be returned to you in full. If you are approved, it will become your security deposit, and we will move forward with the electronic lease signing process. If at any point after you put down a hold and are approved you decide to not move forward with the leasing of the property, you agree to forfeit ½ of the hold in exchange for us having taken the property off the market and potentially losing another qualified applicant.
  2. Applying – This can be done one of two ways. You can come into our office and fill out paper applications and pay by check, money order or credit card. The cost for paper applications is $47 and if you pay by credit card, there is a $5 processing fee charged as well. A better option is to apply online, from our website. Online applications must be paid via credit or debit card, but the cost is reduced to $42 if you apply this way. Your applications will take roughly 36-48 hours to process. Make sure that you fill the applications out thoroughly and provide all the information and uploads required for faster processing. If you are unable to upload the information (copies of ID, pay stubs, ect), you can email it separately, or come in to the office to provide copies of any necessary paperwork.
  3. Monies Due before you can pick up your keys – If you have pets that are approved for your property, your pet deposits must be paid before you can gain entry to your home. The Administration Fee of $150 must also be paid before keys will be released. Any rent owed, either for the entire month if moving in on the 1st, or prorated if moving in any other day of the month, must also be paid in full.
  4. How do we move in – There are two options on the day you are scheduled to pick up your keys. You can come in to our office between 12pm and 4pm and pick up your keys, sign your condition report if you have not already done so, and pay any monies due. Or, if you are moving in over a weekend, after hours, or you simply could like the convenience of moving in at your convenience on the day your lease starts, as long as all the above stipulations have been met, we will place a lockbox on your property before 10AM on the day your lease starts, and provide you with the code, so you can access your house at your leisure. The cost for this is $40. The lockbox must stay on the door, for an LCPM employee to remove within 5 days of you moving in. If it is removed, or all the pieces are not present when they come to pick it up, you will be charged $35.
